The rules in 2026
- Transfer tax on your own home: 2% of the price, if you will live there.
- First-time buyer exemption: 0% if you are 18 or older and younger than 35, have not used the exemption before, will live in the home and the price is not above €555,000. Above that, you pay 2% on the whole amount.
- Not a main residence: 8%. Other property: 10.4%.
- NHG: the guarantee fee is 0.4% of the mortgage amount. The loan may not exceed €470,000, or €498,200 with energy-saving measures.
- Notary, valuation, advice and bank guarantee: market prices. No official source sets a fixed amount, so you enter the amounts from your quotes.
Worked example
Price €479,527 (the national average in 2025), own home, not a first-time buyer: transfer tax €9,591. NHG is not possible: the amount is above the limit of €470,000. A first-time buyer who meets every condition pays €0 transfer tax.
