Methods and sources

Every figure on this site comes from public, official sources. We fill in nothing and estimate nothing. If a figure is missing, the site says “no official source”.

Sources

The CBS data was fetched on 18 October 2026. An automatic job fetches the data again every day. If that fails, the last fetched version stays in place.

What the figures mean

CBS warns that average sale prices are not a price index. The average also moves when a different mix of homes is sold, for example more apartments or larger houses. For the true price trend, CBS uses its price index (table 85792NED).

What we do not show, and why

  • Number of rooms: there is no free official source by region, so we do not show it.
  • Parking: there is no free official source by region. Cars per household (CBS) appears only as context. It is not a measure of parking space.
  • Overbidding, price per m² and time on market: CBS does not publish these figures by municipality as open data. Sources such as NVM or Kadaster are not free to reuse.
  • Average floor area: CBS counts homes by floor-area class. We show that distribution and the class of the middle home, not an exact average in m².
  • Prices of apartments and houses: this split exists only for the Netherlands as a whole (CBS 85791NED), not by municipality.

Map

Boundaries: CBS area divisions via PDOK (generalised). The colours split the municipalities into seven groups of about the same size (quantiles). Every municipality lies in one province; we derive that link from the boundaries.

Mortgage rates

The ECB series are averages of new loans by fixed period: variable up to 1 year, 1–5 years, 5–10 years and over 10 years. Our pages for 5, 10, 20 and 30 years fixed use the series that period falls into. 20 and 30 years therefore share one series.

We copy lender rates by hand from their own rate pages, with a link and date. Rabobank, ING, de Volksbank (SNS/ASN/RegioBank), Obvion: not included yet, because we first check the terms of use.

Calculators

The calculation rules live in the engine/ folder and are tested. The maximum mortgage follows the Trhk 2026. Check: with a test income of €46,500 and a test rate of 5% the table gives 24.6% and a maximum mortgage of €177,573.

Costs such as notary, valuation and advice are market prices. No official source sets a fixed amount, so the calculator does not fill them in for you.
