How this calculator works

  1. Test rate. If the rate is fixed for less than 10 years, we use at least 5%. For 10 years or longer we use the rate you enter.
  2. Housing-cost ratio. Your income and the test rate give a percentage from table 1 (or table 2 from AOW age) of the Trhk 2026. Incomes above the top row (€125,000) use that row.
  3. Maximum monthly cost. Income × percentage ÷ 12.
  4. Student debt. The monthly DUO payment is deducted, multiplied by the gross-up factor from the Trhk (which depends on the test rate).
  5. Mortgage amount. We turn the remaining monthly cost into an annuity mortgage over 30 years at the test rate.
  6. Energy label. Depending on the label you may borrow a fixed extra amount. Energy-saving measures add another amount per label. Amounts from the Trhk:
    • E, F, G: €0, with measures another €20,000
    • C, D: €5,000, with measures another €15,000
    • A, B: €10,000, with measures another €10,000
    • A+, A++: €20,000, with measures another €10,000
    • A+++: €25,000, with measures another €0
    • A++++: €30,000, with measures another €0
    • A++++ with energy performance guarantee: €40,000
  7. Home value. If you enter a home value, the income-based part is capped at 100% of that value.

Worked example

Test income €46,500 and test rate 5%: the table gives 24.6%. The maximum monthly cost is €953, and the maximum mortgage is €177,573.

What this calculator does not do

  • It does not include other debts (such as a car loan or credit card), partner alimony or ground lease.
  • It does not decide how a lender assesses your income (for example with a temporary contract or when self-employed).
  • It gives no advice and compares no products.
